What is the entrance fee? Is it refundable?
The entrance fee is a one-time fee paid by the resident upon occupancy of his/her Garden Home or Apartment Home in the retirement community. The fee is based upon the square footage of the residence and the number of persons occupying it. The entrance fee assures access to the community’s private health care facilities and pre-pays a part of the cost of the resident’s future health services.

What is the monthly service fee?
The monthly service fee pays for all amenities and services provided by the community, including taxes and insurance, utilities (except cable TV and telephone), groundskeeping, interior and exterior maintenance and scheduled transportation. Depending on the contract type you choose housekeeping and dining services (30 meals per month) are also included.
How is the health care fee different from the monthly service fee?
Should the resident need additional services, the health care fee is determined by the weighted average of all the monthly service fees for Independent Living Garden Homes and Apartment Homes. Currently that figure is approximately $2,700/month. By comparison, private Assisted Living and Skilled Nursing services outside the Life Care retirement community range from $3,500/month to $6,500/month respectively.

What are the tax benefits of a Life Care contract?
According to the IRS, approximately 25%-35% of the total entrance fee is deductible as a prepaid health care benefit in the year in which the entrance fee is paid.
Because a portion of the monthly service fee addresses the cost of health care, approximately 30% of the total annualized monthly service fees are also deductible. This amount can help residents reach the threshold of 7.5% of their adjusted gross income which is required to be able to deduct medical expenses.

I40/I85 Southbound - Exit 141 (Huffman Mill Road) - turn right at exit stop light
I40/I85 Northbound - Exit 141 (Huffman Mill Road) - turn left at exit stop light
Then follow directions below:
- On Huffman Mill Road - proceed approximately 1.3 miles to intersection with Church Street
- Continue straight (Huffman Mill Road changes to Shadowbrook Drive) approximately .5 miles
- Turn right at the next stop light, onto Edgewood Avenue
- Proceed .8 miles to stop light at Rockwood-O'Neal Avenue
- Turn left onto Rockwood Avenue
- Take first right onto Brookwood Avenue
- At stop sign - turn right into main entrance at The Village Square
- Park in parking lot to the left and enter through the double doors into our lobby
